How we monitor our service standards

We monitor the following standards by surveying a sample of applicants and new tenants.

Moving into your home

Before your tenancy starts

We will:

  • Tell you the expected date your tenancy will start.
  • Advise you of any future improvement work planned on the property.
If you accept the offer

We will:

  • Agree a time to sign the Tenancy Agreement.
  • Explain the terms of the Tenancy Agreement to you.
  • Provide a welcome pack containing details of all our services and how you can contact us.
  • Tell you if there are any outstanding repairs to be completed when you have moved into the property.
After you’ve signed up

We will:

  • Arrange an appointment to visit you within eight weeks of your tenancy start date to discuss any concerns or issues you have.

What to expect in your new home

We’re committed to making sure your new home is clean, safe and secure before you move in.

Before we give you the keys, our Housing Team carries out a number of checks.

When viewing the property, please take a look around and check these standards are met.

  • All fittings will be clean and in good condition, including shelving.
  • Gas and/or electric cooker points will be provided.
  • Where there is space, plumbing and electrical sockets for a washing machine will be available.
Kitchen
  • All fittings will be clean and in good condition, including shelving.
  • Gas and/or electric cooker points will be provided.
  • Where there is space, plumbing and electrical sockets for a washing machine will be available.
Bathroom and toilet
  • All fittings will be clean and in good working order.
  • A new toilet seat will be provided.
  • Tiled areas will be clean and in good condition.
Windows and doors
  • All glazing will be intact.
  • Windows will open easily.
  • Windows and sills will be cleaned on the inside.
  • Keys for window locks will be provided.
  • All internal and external doors will be fully operational and secure.
Safety and security
  • All external door locks will be changed before you move in.
  • Doors will be free from damage and open and close easily.
  • Internal woodwork will be free from damage or decay.
  • Floors and fixed floor coverings will be safe and in good condition.
  • Floor coverings will be securely fixed.
  • Any polystyrene ceiling tiles will be removed.
Gas and electricity
  • Exposed pipework will be boxed in where necessary for safety.
  • Heating systems, electrics and appliances will be checked to ensure they are safe and in working order.
  • Any existing debt will be cleared from the meters.
  • You’ll receive copies of the latest gas and/or electrical safety certificates at the start of your tenancy.
Gardens and outside areas
  • Any rubbish will be cleared.
  • Lawns will be cut back.
  • Overgrown vegetation will be reduced, leaving the garden in a manageable state.
  • Unsafe or poor‑condition structures (such as sheds or greenhouses) will be removed.
Floors and stairs
  • Stairs and handrails will be clean, safe and secure.
Loft space
  • The loft will be cleared of any rubbish.
  • Insulation will be checked.
  • If insulation needs upgrading, your home will be added to our improvement programme.
  • Any roofing or chimney defects will be addressed to ensure structural integrity.

What you’ll need to do

There are a few things you’ll need to do when you move in:

  • Choose gas and electricity suppliers and arrange the connection.
  • If you plan to fit your own flooring:
    • Contact your tenant partner first.
    • Complete a home improvement request form.
