Brighter Future Together

Our five-year strategy 2026-31

Welcome to our Brighter Future Together 2026–31 Strategy which sets out our plan for the next five years. It was shaped by feedback from customers, colleagues and partners, and gives us a clear, long-term focus. We will continue improving the quality and safety of our homes, build around 5,000 new homes within this time, strengthen our Care & Support services, and invest in our people. By focusing on the right priorities, we aim to deliver better outcomes for customers while responding to the challenges facing housing and our communities.

Who we are

We are one of the UK's largest and most experienced housing associations, with nearly 100 years of helping people find and keep a safe home. As a not-for-profit organisation, we provide social housing, supported housing and care services to people across the country.

We support people experiencing homelessness, older people and those with more complex needs, alongside providing affordable homes for thousands of customers. We also build new homes and invest in communities to help people and neighbourhoods thrive.

Our customers are at the heart of everything we do. They help shape our services and play an active role in our governance through our Board, committees, resident groups and customer forums, ensuring their voices influence the decisions we make.

Where we operate

We operate across a wide range of local authorities throughout the country, delivering meaningful impact where it matters most.

Our presence spans over 150 local authorities, with a strong focus on supporting communities in need - 36% of our homes are located within the 10% most deprived areas.

Additionally, 72% of our homes are concentrated across just 20 local authorities, highlighting our targeted approach. From major cities to the Greater London area, our reach ensures we are well-positioned to support diverse communities and drive positive change at scale.

The feedback we received from customers, colleagues and stakeholders helped shape the priorities at the heart of our strategy. We heard a clear need for safe, high-quality homes, reliable and accessible services, stronger support for communities and colleagues, and long-term investment that helps us plan for the future. These insights have guided the commitments and actions set out in our Brighter Future Together 2026–31 strategy.
